Why is it important to seek legal advice when resolving a commercial lease dispute?
This is a complex area of law governed by the Landlord and Tenant Act 1954 (LTA). In order for a commercial lease dispute to be resolved, expert legal knowledge and understanding of the LTA is essential. The LTA grants both landlords and tenants specific rights in regard to the lease, but also imposes certain responsibilities on both parties. In particular, once a tenant’s commercial lease expires, they are automatically entitled to a renewal of their existing lease, unless the landlord is able to successfully refuse a renewal based on very limited statutory grounds.
